How we bid
We work with owners from the very beginning of a project. On larger projects, we work very closely with the architect or designer as well. After an initial telephone conversation, an appointment is made to view the project. At that meeting, which is complimentary, we will have an in depth conversation about the full scope of the project and the timeframe. Upon determining the start date and contract details, we will begin the pre-construction process and pre-construction services.
Contemporary Design will provide pre-construction services during the design stage of a project; this includes design, estimates and schedules, suggestions on materials, construction detail consultation and more. Typically, we will not charge for these pre-construction services so long as we are granted the project.
How we estimate the cost
We provide estimates for the cost of the work. Much of our work is a "fixed price", meaning that we negotiate a fixed contract amount with the client before starting a job.
Our focus is on helping our clients get the best value, not necessarily the lowest price. As we learn your priorities, we fine-tune our recommendations regarding subcontractors, materials, and methods to help you and your designers realize the greatest satisfaction for their budget.
While we may not suggest the lowest initial budget, we are confident that we provide excellent value in the long run. Our focus is to meet your goals within your budget.
How we organize and supervise the work
We subcontract only our plumbing and electrical work to licensed contractors as is required by the city of New York. All other work on our projects is performed by our in house team of professionals who have worked with us for many years.
When it comes to a timeline for your project, Contemporary Design will provide you with a schedule for virtually every phase of the project. These schedules list each item in the scope of work, from protection to punch list, with corresponding dates. A schedule is included in all of our construction contracts, allowing the owner to monitor job progress with ease.
